These terms apply to the SoldMap iPhone app and the website at soldmap.co.uk, including the shared street pages. They apply when you tap Agree in the app, or continue using the website after we show you a link to them.
There is a separate privacy policy.
SoldMap is a quick discovery and research tool. It helps you see what homes in England and Wales have sold for, and related public data, on a map. It is not a survey, a valuation, a conveyancing search, a flood assessment, or legal or financial advice.
Do not rely on SoldMap to buy, sell, remortgage, bid, invest, or make any other financial decision. Get a RICS valuation, a survey, and proper searches if the decision matters.
The data can be wrong, out of date, or incomplete. HM Land Registry publishes Price Paid Data weeks to months after completion, and it amends past records. We refresh from official sources about once a month. We can also mis-join sources: floor areas and estimated bedrooms come from the latest Energy Performance Certificate, which is often years old and is not a survey; map pins are an address match, not a title plan.
Estimates are a statistical model, not a valuation. The typical error is about 12%, and about 3 in 10 modelled values are more than 20% away from what a home actually sells for. A modelled value is not a RICS valuation, a survey, or a mortgage appraisal, and no lender will treat it as one.
Because of all of that, our responsibility to you is limited. The section below called "Our responsibility" says how, and it is part of the deal.
If that is not the product you want, do not use SoldMap for the decision.
SoldMap is the trading name of Jonathan Clark, established in the United Kingdom.
Address for correspondence and service: 25 Effie Road, Fulham, London.
Email: privacy@soldmap.co.uk
SoldMap is free to use. You do not need an account.
The map may show, among other things: sold prices and addresses from HM Land Registry Price Paid Data; energy figures from Energy Performance Certificate data; indicative freehold shapes from HM Land Registry / Ordnance Survey INSPIRE index polygons; anonymised crime markers from police.uk; modelled noise from Defra; flood and surface-water indicators; listed buildings; schools and stations; company and overseas ownership from HM Land Registry CCOD/OCOD joined to Companies House records; and our own modelled estimates. Coverage is England and Wales.
These layers are indicative overlays for research, not official searches:
The core map is free. We may add or improve features at any time. If we ever withdraw a feature you have paid for, we will tell you and you can cancel through Apple for the remainder of the paid period.
We give you a personal, non-exclusive licence to use the app and website for your own research. You do not get ownership of our software, our model, or the underlying datasets.
Please:
Those limits match the licences we ourselves are under. Price Paid addresses may be displayed for residential property price information. They must not be turned into a register or used for direct marketing. If you need bulk data, get it from the official publishers under their terms.
We may rate-limit, suspend, or block access to protect the service.
If you send feedback (in the app or by email), you grant us a licence to use it to improve SoldMap. We will not put your name on it unless you ask us to. Feedback is optional.
SoldMap may offer a paid Pro subscription through the App Store, with the features and prices shown in the app when you subscribe.
If you subscribe:
Paid digital content must be of satisfactory quality, fit for purpose, and as described. Those rights come from the Consumer Rights Act 2015 and nothing in these terms takes them away.
Apple's Licensed Application End User Licence Agreement covers the app download itself. These terms cover your use of SoldMap's data and service. If they conflict, Apple's EULA governs the download; these terms govern the service.
We try to run SoldMap with care, but we do not warrant that any figure, shape, or estimate is accurate, and you must not use SoldMap to buy, sell, remortgage, or bid. That is what "Read this first" says, and it is the basis on which the service is offered.
Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for anything else the law of England and Wales does not allow us to exclude. Your statutory rights as a consumer are not affected, including your Consumer Rights Act 2015 rights in any paid content.
We are not liable for loss of profit, a missed deal, loss of opportunity, or other indirect or consequential loss, except where the law says we cannot limit that.
For any other loss we are lawfully allowed to limit, our total liability to you in any 12-month period is limited to the greater of £100 and the amount you paid us for SoldMap in that period. This cap does not apply to anything listed above as unexcludable.
SoldMap contains Crown copyright data. Among other sources:
Official data remains Crown copyright. SoldMap is independent and is not affiliated with, or endorsed by, HM Land Registry, Ordnance Survey, MHCLG, the police, Companies House, or Defra.
We may change these terms where we have a good reason: a change in the law, a new feature, or a change in a licence we are under. The date at the top will change, and for a material change we will tell you in the app or on the site before or when it takes effect. If you do not want the new terms, stop using SoldMap; a Pro subscriber can cancel through Apple. Using SoldMap after that notice means the new terms apply.
If any part of these terms turns out to be invalid or unenforceable, the rest still stands.
These terms are governed by the law of England and Wales. You may bring a claim in the courts of England and Wales. If you are a consumer, you may also bring a claim in the courts of your UK home nation, and this does not take away any mandatory protections you have where you live.
